You may need less upfront than you think
Many first-time buyers are surprised by the options available. Here are a few worth asking a lender about.
FHA Loans
Lower down payment and flexible credit guidelines. A popular choice for first-time buyers.
Conventional 3%
Some conventional programs allow as little as 3% down for qualifying buyers.
VA & USDA
Eligible veterans, service members and rural-area buyers may qualify for zero down.
Florida Assistance
State and county programs may help with down payment and closing costs, subject to eligibility and funding.
Loan programs and eligibility change and are determined by lenders. This is general information, not a commitment to lend.

Questions first-time buyers ask
Are there first-time home buyer programs in Florida?
Yes. Florida Housing Finance Corporation and local governments offer programs that may include down payment and closing cost assistance for eligible buyers, depending on income, price limits and funding availability. Programs change often, so I'll connect you with a lender who works with them to see what you qualify for today.
What credit score do I need to buy a home?
Requirements vary by loan type and lender. FHA loans are often available with lower scores than conventional loans. A lender can review your credit and suggest steps to strengthen your application if needed.
How much should I budget beyond the down payment?
Plan for closing costs, inspections, an appraisal, homeowners insurance (and flood insurance if needed), moving expenses and a cushion for early repairs. I'll help you estimate your full cash-to-close before you start shopping.
Does it cost me anything to work with you as a buyer?
We'll discuss buyer representation and how compensation works during our first meeting and put it in a written agreement. In many cases, some or all of it can be negotiated to be paid by the seller.
